Mortgage top-up rates
Mortgage top-up rates in Ireland: what to compare
Top-up mortgage rates can differ from the rate on your existing mortgage, so check the actual rate and term rather than assuming the old rate applies.
Page checked: 21 October 2026
The rate may not be the same as your existing mortgage
A top-up can be priced under the lender's current product range or handled as separate borrowing. Ask the lender exactly how the additional borrowing will be priced and whether it creates a separate tranche.
Compare more than the headline rate
Check the term, fees, early-repayment conditions, fixed-rate restrictions and total cost. A lower monthly payment can simply reflect a longer term.
