Mortgage amount & repayments

The mortgage amount is only half the story. Your rate and remaining term can change both the monthly payment and the total cost dramatically.

How the repayment is calculated

A standard repayment mortgage is designed so each scheduled payment covers interest plus some capital. Early in the mortgage, a larger share of the payment tends to go toward interest. As the balance falls, more of the payment goes toward capital.

Why the longer term isn't automatically cheaper

A 30-year term can reduce the monthly payment compared with 25 years, but you normally pay interest for five additional years. The right term balances monthly affordability with the total cost you are comfortable carrying.

Rate sensitivity

A relatively small rate change can materially alter a long mortgage. For that reason, compare the repayment at your current or expected rate and at higher rates before deciding what payment feels comfortable.

Use the exact amount page

For a specific loan size, browse the €100k, €200k, €300k, €400k and €500k mortgage repayment examples, then use the calculator for your own amount.

If you're searching for a particular mortgage size, use the matching guide for a worked example. Then use the calculator with your actual rate and term. The exact rate offered by a lender can differ substantially from an indicative market average.

FAQ

Are mortgage repayment estimates guaranteed in Ireland?

No. They are mathematical illustrations. Your lender's rate, term, repayment structure and charges determine your actual payment.

Does a longer mortgage term reduce monthly repayments?

Usually no. It lowers the scheduled monthly payment but normally increases the total interest paid.

What interest rate should I use in a mortgage repayment calculator?

Use the rate that actually applies to your mortgage when you have it. For planning, compare several rates rather than relying on one headline figure.

Official sources

Information is for general information only. Mortgage rules, lender criteria, rates and costs can change. Confirm the current position with the relevant lender or official source before acting.

Why the same mortgage can have different repayments

The monthly repayment depends mainly on the amount borrowed, interest rate and remaining term. Two people borrowing the same amount can therefore have very different payments if one has a shorter term or a different rate. The repayment also contains both interest and capital, with the balance changing over time.

Use the calculator to compare several terms rather than looking at one monthly figure. A longer term can reduce the payment today, but it normally means paying interest for longer. A shorter term usually increases the monthly commitment while reducing the period over which interest accrues.
