Quick questions

Does 4× income mean I will get 4× my salary?
No. It is an income-based regulatory ceiling. A lender can offer less after assessing affordability and its own criteria.

Does my deposit increase how much I can borrow?
Your deposit affects the LTV and the price you can potentially buy, but it doesn't automatically increase the income-based borrowing ceiling.

What about stamp duty and legal fees?
They reduce the cash actually available for the deposit, which is why our affordability calculator accounts for estimated buying costs.

Why salary examples are only starting points

Income-based mortgage examples are useful for understanding scale, but the amount a lender will approve depends on more than gross salary. Existing loans, credit commitments, dependants, deposit, property value, interest rate and the lender's affordability assessment can all affect the outcome.

Irish mortgage measures also distinguish between first-time buyers and subsequent buyers. The Central Bank mortgage measures · Central Bank — retail interest rates (August 2026) are the best place to confirm the current framework.
