First-time buyer deposit

The standard Central Bank LTV limit for first-time buyers is 90%, meaning a 10% minimum deposit under the standard mortgage measures.

The standard rule

90%Maximum LTV under the standard FTB limit
10%Minimum deposit under that standard limit

Lenders can apply their own criteria and the mortgage measures include allowances and specific exemptions, so the standard rule is not a guarantee of approval.

Your cash needs to cover more than the deposit

Stamp duty, legal fees and other buying costs are separate. If you have a fixed cash amount, spending part of it on those costs leaves less available for the deposit.
