Mortgage cost of credit explained in Ireland

Cost of credit is a useful way to understand how much a mortgage costs above the amount originally borrowed, particularly when comparing terms and overpayments.

What is cost of credit?

For a standard capital-and-interest mortgage, the total amount paid over the life of the loan includes the original principal plus interest. The interest component is a major part of the cost of credit, although fees and other costs may sit outside the simple calculation.

Why term matters

A longer term usually reduces the monthly payment but leaves the balance outstanding for longer, which generally increases total interest. Overpayments can potentially reduce the term and interest, subject to lender rules.
